This project at a glance appeared straightforward and run of the mill until we took a closer look. The first thing our highly trained roofing inspector noticed was the lack of grains still attached to the asphalt shingle.
This roof was only about 12 years old and demonstrated some of the most intense grain loss our company has encountered. Virtually the entire roof was missing almost all of its granules except for one area; the ridge cap. But why would that be the one area still holding on its grains?
Turns out the attic had zero ventilation and with the home being located in Fountain Colorado the attic temps far exceeded the temperature tolerance for the shingles. The high temps in the attic essentially accelerated the aging process. Thus, a 12 year old roof looked like it had been up there 30 years.
Please take a look at the pictures for yourself. The roof had turned from the color tan to a dark gray because there was so much grain loss. Since the ridge cap was installed over the shingles underneath it must have had just enough separation from high temps in the attic not to get cooked.
This was a great learning experience and wonderful example of why it is important to ensure you have proper ventilation for your home attic space.
